Formation Design and Build, the contractor running the project, were looking for a classic looking, high specification product that would compliment the overall style of the homes: the Zehnder Charleston multicolumn radiator was the perfect choice and Formation Design and Build were equally impressed with Zehnder’s ability to ensure effective supply chain solutions to meet their demanding construction programme.
Berkeley Square Developments were keen to provide more housing for local people, and Ashley Gardens became one of a number of developments designed to provide attractive Build to Rent properties. As well as the homes themselves, the development also included an enhanced outdoor space for residents to enjoy.
Ashley Gardens was an ideal site for development, due to excellent public transport links and benefiting from an enhanced local infrastructure.
Formation Design and Build was tasked with creating a varied collection of homes that would be affordable to run and practical to live in, and the choice of radiators was a key consideration. The need to install user-friendly, versatile and high-quality heating for the properties was rightly seen as of the greatest importance.

Berkeley Square Developments were focussed on providing comfortable, well-appointed housing with an emphasis on attractive rooms that would appeal to potential new tenants. The radiators needed to perform well and enhance the aesthetics of the living spaces.
The Zehnder Charleston in Technoline finish was the developer’s optimal choice, thanks to a number of key qualities.
After viewing the radiators and valves, the client was most impressed with the overall build quality of the Zehnder Charleston, and the Technoline bare lacquered metal finish was selected. These were finished with brass double angled valves and brass pipe shrouds that were made on special order.
Denis O’Sullivan, Project Manager, Formation (M&E), told us: “The Zehnder Charleston in Technoline finish is a very good quality product. I was really impressed with the radiators, and Zehnder also must run a very good QA system because the quality standard is near perfect in every single radiator delivered, considering this was 1,300 radiators delivered over a six-month period, that is a great record.”
Denis went on to say: “The most exciting part of this project was working to high standards, and the very tight construction programme; this was both unnerving and exciting as it tested our organisational skills. The biggest challenge was simply materials procurement and supply, this was a constant issue due to the current world climate. Just by being organised and ordering well in advance we were able to overcome any issues.”
Higher spec interiors in Build to Rent projects are becoming more important as rental prices come under more pressure, and Denis added: “There is a market for good quality rental properties. We have clients across different markets so it will be individual to each project, but I do see that a higher spec is being specified now on most jobs.”
